Pools + Your Home (Value)

When looking for a house, there is always the question of wanting a pool in your backyard or not. It is a difficult question to answer, and we are here to help you decide. If you are thinking about adding a pool to your house, remember it can increase your property value by 5% to 8%.

If you don’t mind the design, we would recommend finding a home that already has a pool because it is less expensive than building one on your own. You will roughly only get back 80% of the money you put into creating a pool, not including the time it will take to complete it. Let's look at a quick pros and cons list.

Pros

Family

  • A pool can bring your family together by giving you a mini vacation in your backyard.

  • You will enjoy so much time together and build great memories around the pool

Entertaining

  • With a pool in your backyard, it allows you to entertain friends and family with ease.

  • You have multiple places for people to gather around.

  • A pool can also give you the aesthetic you are going for with how you style it.

Health

  • Having a pool is an excellent way for people of all ages to work out.

  • They are also great for mental health that can allow yourself and others to relax.

Cons

Lifestyle

  • Do not waste money on things that you will not use! You also must remember that just because there is a pool in your backyard does not mean that you will use it. Make sure this is something that you want and will consistently use.

Time

  • If you do not have the time to use the pool or think there is enough time in the year to use it, then it will just be a waste of money.

Money

  • Building, maintaining, and insurance all cost a lot of money, and if you cannot continually pay to have a pool, this might not be for you. On average, you will be spending anywhere between 1% and 4% of your home value every year for maintaining your pool. Liability insurance coverage can be recommended or forced to increase. The cost of your liability coverage can roughly go from 100,000 to 500,000, and some insurance companies will require you to add a fence around the pool, or they will not cover your home.
